Situated on picturesque Beaver Lake, this new lakeside development encompasses three fifteen-story modern glass façade buildings that provide each luxury condominium with unobstructed lakeside views all year round. Mehandes Engineering is providing all MEP/FP design services for the project.

Design Consideration

Mehandes is proud to be working closely with the world renowned firm, Sydness Architects, to seamlessly integrate elegance with practicality.

Grandview Heights is the only project in the vicinity of this type, size, and scope.The area around Beaver Lake does not have a fire department equipped for high-rise fire safety. Not only has it been challenging to bring in utilities and services to the remote area, but Mehandes Engineering had to first satisfy the requirements of the town municipalities that fire protection systems for a development of this size would be more than adequately addressed.

Mehandes is implementing multiple life safety backup systems to maintain fire protection and fire-fighting capabilities—including sprinkler systems and standby for electrical emergency power systems—that do not rely on outside utility services. The site includes its own sanitary treatment plant, a storm water leaching field, and its own potable water reservoir. For HVAC, multiple vertical heat pumps in each dwelling unit provide individual zone control.
